We recently staged a vacant condo in downtown Toronto. The property had been previously on the market for 4 months (as a vacant unit). No offers were received on the unit over this four month period.
The owner decided to re-list the property with a new agent. At the time of listing, there were four other vacant units in the same building also for sale.
We staged the unit in one day. See the project photos below.
Following the staging, the unit sold in 3 days.
Agent and owner both very pleased with the outcome. None of the the other four vacant units in the same building have sold.

The odds are good that renovating will increase the value and marketability of your home in the long run.
But some renovations have a better payback than others, and the amount will depend on your specific location. For example, a new wood-burning fireplace sells much better in colder climates. So which home renovations are worth your time and money?
1. Siding ($4–$21 per square foot) – Recoup: 87%
The return on siding is high because of its relative cost to the value of your home and its ability to make your home look new again. Another attractive feature is that there are sidings available that are zero maintenance. So a potential buyer looking at a long-term purchase benefits from the reduced cost of future upkeep.
The least expensive options are vinyl or aluminum siding, at $4-$5. The newer vinyl is fade-resistant, available in many colours and virtually maintenance-free. Aluminum is durable but will require painting if it is scratched.
Other more expensive options include cedar ($9-$12), stucco ($9-$11) and brick veneer ($9-$21).
2. Windows ($25-$60 per square foot) – Recoup: 85%
In addition to sprucing up your home’s exterior, new windows can substantially improve the energy efficiency. This is a big selling point, as the cost of heating and air conditioning has continued to soar.
The total cost will depend on the brand and type of window you select, and the difficulty of the installation. Storm windows and those with thermal glass will be at the middle of the cost range. Specialty windows such as double-hung and bay windows will be at the top of the range.
Quality windows will increase the comfort of your home and help prevent moisture and mould from building up inside. They will also do a better job of restricting pollen and bugs, and reducing outside noise levels.
3. Bathroom remodel ($5,000+) – Recoup: 70-85%
An updated bathroom is another great selling feature. While a coat of fresh paint will do wonders for the interior of a house, there’s no way to cover up old sinks, bathtubs and fixtures. Today’s buyer is looking for molded sinks, marble vanities, ceramic tile, whirlpool baths, unique lighting and modern fixtures.
The cost can vary widely, depending on the extent of the remodel, and luxury fixtures can run into thousands of dollars. Should you decide to remodel specific parts of your bathroom, you can expect to spend about $4,000 for a whirlpool bath and around $3,000 for a ceramic tile tub enclosure or shower stall.
4. Kitchen remodel ($7,500+) – Recoup: 75-80%
If you’re on a limited budget, the choice between remodelling a bathroom or a kitchen should probably be based on which one will give you the most pleasure and satisfaction. You will recoup roughly the same percentage of your cost on either one.
The total cost will be a function of the types of materials used, the extent of the remodel and whether or not you replace some or all of the appliances. These are rough estimates expressed in dollars per linear foot: $50-100 for new cabinets, $40 for laminate countertops and $75 for marble countertops.
5. Master bedroom suite ($115 – $200 per square foot) – Recoup: 75%
Older homes benefit the most from this addition, whether you are remodelling an existing bedroom or adding a new one. In many cases, a master bathroom will be added at the same time because of the cost efficiencies that result. The cost of plumbing and fixtures would be added to the overall cost.
The bottom line
Remodelling can include everything from adding a new room to simply updating the bathroom faucets. Before pursuing any of these options, you should evaluate the payoff of the work you plan to have done.
Other home improvements that don’t pay off as well as those above include swimming pools and professional landscaping. While many people will add these for their personal enjoyment, it’s unlikely that a majority of the cost will ever be recovered.
Before undertaking major remodelling projects, make sure you have taken care of the basic maintenance on your home. If you are selling your home, an updated bathroom won’t do you much good if your carpets are old and worn out, or if your exterior paint is peeling. Fresh paint and new carpeting or flooring will go a long way in preserving or increasing your home’s value at a relatively small cost.

The weather is cooling, and so are sales in Toronto’s existing home market.
Sales were down by 22 per cent in the first half of September, according to figures released Thursday by the Toronto Real Estate Board.
“Home sales are nursing a bit of a hangover from the real estate party in the first half of the year, ” said Doug Porter, deputy chief economist for BMO Capital Markets.
“Looking ahead, sales are expected to remain on the soggy side with consumer confidence dimming, but should find support in still low rates and steady job growth.”
The board reported that 2,623 sales were recorded in the first two weeks of the month compared with the 3,361 sales in 2009.
Nationally, the Canadian Real Estate Association reported on Wednesday that sales were actually up for the first time in months by 4.1 per cent in August.
The forward-looking data for September suggests that the trend line nationally will be on a downward slope as Toronto is responsible for a large share of the overall Canadian market.
“Sales remain below the record pace we experienced in the second half of 2009,” said TREB president Bill Johnston. “The prospect of higher interest rates and new mortgage lending guidelines resulted in higher than normal sales in the first few months of the year.”
Year to date, sales are still 6 per cent higher than they were in 2009.
Average prices are also 5 per cent higher than the same time last year to $412,367, compared with $393,818.
Breaking down the suburbs verses the Toronto area: Prices in the 416 area remained higher at $453,643. Prices in the 905 suburbs averaged $398,529.
While Toronto prices showed appreciation, average prices nationally remained flat year-over-year.
“The flat year-over-year rate is the weakest since April 2009,” David Rosenberg, chief economist at Gluskin + Sheff & Associates, said in an economic note Thursday.
Rosenberg said national average prices could go into negative territory by the end of the month:
“In our view, we could see year-over-year comparisons turn negative as early as September.”

Jeff Hu’s friendship with some of his realtor buddies has been understandably strained since he started his website this past summer.
“I think the market for housing is too high, and we are all waiting for a correction,” said Hu, a Vancouver man who started the website Canadabubble.com this summer. “But not everyone likes what I am doing especially my friends who have just bought a house, or are selling houses.”
The not-for-profit site compiles all stories written on the potential bubble in the Canadian housing market. But Hu, admittedly, has an ulterior motive. He has been looking for a home in the pricey Vancouver area market for about a year and it’s also in his interest to see the market fall.
“When I started looking, prices were very high and I didn’t have any information on how the market works,” said Hu. “Realtors were always telling me to buy or be priced out of the market forever. Then I realized that housing prices can’t go up all the time and decided to share the information.”
Hu’s website has plenty to fill it lately. A report this week by the influential Organization for Economic Co-operation and Development said housing prices were still too high and more government intervention might be needed in the mortgage market. Other reports have said that the market is in a bubble and is due for a fall.
With all the negative publicity, realtors say they notice that buyers have been sitting on the fence.
But despite all the bubble talk, Canadian home sales are showing signs of resiliency, gaining for the first time in five months.
Sales of existing homes rose 4.1 per cent in August over the previous month. This is the first monthly increase since March, according to figures released by the Canadian Real Estate Association Wednesday.
Most of the gains were in Ontario and British Columbia, accounting for the bulk of the improvement in sales.
However, CREA said they did not expect the trend to continue.
“The hangover from accelerated sales purchases is likely to persist over the rest of the year,” said CREA chief economist Gregory Klump.
Average prices however, continued their steep downward trend, and back to year ago levels.
The average price of a home at $324,928 is on par with the $324,843 recorded last August, meaning for the first time this year prices have not seen a year over year monthly increase.
“Increases are shrinking in Canada’s most active and priciest markets,” said CREA.
Reacting to the OECD report that more regulation was needed in the mortgage sector, CREA president Georges Pahud said the market was already correcting itself and no intervention was needed.
“Rising interest rates and a projected slowdown in job growth means that the Canadian housing market is expected to continue to cool,” said Pahud. “This is overlooked in recent commentary that further changes to Canada’s mortgage regulation is needed. A further tightening of regulations could negatively impact Canada’s softening housing market and consumer confidence.”
