<p>Preet Bharati was nervous about plunging into home ownership this year after hearing of bidding wars and stiff competition for overpriced homes — but when she began house-hunting this summer she was relieved to find the buying spree of early 2010 had run its course.<br />
<strong></strong><br />
“We ended up getting our house for under the asking price,” the 30-year-old new Mississauga, Ont. homeowner explained of her shock at securing her chosen house in June.<br />
<strong></strong><br />
“It was a little bit surprising because the feedback that I was getting from friends of mine, when they were looking, every offer was way above the asking price.”<br />
<strong></strong><br />
As Bharati discovered, 2010 was a tale of two housing markets.<br />
<strong></strong><br />
However, the year of wild twists and turns is expected to be followed up by a 2011 performance that economists sum up in one word: boring.<br />
<strong></strong><br />
“The housing market is going to become a lot more boring place,” says Gregory Klump, chief economist at the Canadian Real Estate Association.<br />
<strong></strong><br />
“Boring is something that both buyers and sellers can look forward to after the crazy roller-coaster ride that we’ve been on since the depths of the recession in 2008.”<br />
<strong></strong><br />
The opening months of 2010 saw panicked buyers and overvalued homes in a market that heavily favoured sellers.<br />
<strong></strong><br />
A rebound in consumer confidence and pent-up demand from the recession, combined with record low interest rates of 0.25% and impending tax policy changes to condense sales into a short period when Canadian home sales and prices soared to record heights.<br />
<strong></strong><br />
Sellers took longer than buyers to regain confidence, causing a delay in getting inventory on to the market.<br />
<strong></strong><br />
Open houses were packed, sellers received multiple offers over asking prices and buyers engaged in bidding wars to secure a home while mortgage rates were low. That sent the average home price skyrocketing.<br />
<strong></strong><br />
That unsustainable surge in sales, and the ensuing sharp turnaround, led to a “whiplash effect” around the middle of the year — a rare phenomenon that won’t be repeated in subdued 2011, says Phil Soper, president and CEO of Royal LePage.<br />
<strong></strong><br />
“The big story would have been the dramatic surge in activity level and we’re paying for it now,” Soper says.<br />
<strong></strong><br />
“It was a highly front-end loaded year,” he says, adding that 60% of activity took place in the first half of the year, compared to an average 55%.<br />
<strong></strong><br />
As home prices continued their upward trajectory despite faltering sales, economists, including the head of the central bank, asked questions about home affordability and how consumers would fare when interest rates inevitably rise.<br />
<strong></strong><br />
Canada’s overheated housing market caused debate about whether the foreclosure crisis that has caused so much grief for homeowners south of the border could happen in Canada. However, most Canadian real estate experts dismissed the notion of a Canadian housing bubble.<br />
<strong></strong><br />
“It shouldn’t have gotten the kind of attention it did,” Soper says.<br />
<strong></strong><br />
“There was nothing to fear in terms of a sustained double digit price increase, it really just lasted a couple of months and settled back down.”<br />
<strong></strong><br />
In the end, the effects of policy changes were minimal and interest rates will end the year at a still low one%, but the anticipation of bigger changes caused buyers to panic, says Adrienne Warren, a senior Scotiabank economist.<br />
<strong></strong><br />
“There was a large degree of perception of people wanting to get in at the right time in the market. But unfortunately in some cases it was not the right time in the market when everyone’s rushing to get in and it leads to bidding wars,” she says.<br />
<strong></strong><br />
The upward momentum reversed in April when demand that pulled sales ahead began to dwindle just as Bank of Canada governor Mark Carney lifted a pledge to keep interest rates at rock bottom.<br />
<strong></strong><br />
April also ushered in more stringent mortgage qualification rules aimed at discouraging homeowners from taking out mortgages on homes they might not be able to afford down the road.<br />
<strong></strong><br />
By early spring, inventories returned as homeowners saw the high prices sellers were fetching for their homes and started listing their homes. The market balanced out between buyers and sellers and prices peaked at $346,881 in May.<br />
<strong></strong><br />
Monthly sales declined in the summer, usually the busiest time of year, after Carney raised interest rates for the first time in a year in June, albeit by a modest 0.25%. He followed up with incremental raises in subsequent announcements in July and September.<br />
<strong></strong><br />
Sales reached a trough in July, the month the harmonized sales tax regime took effect in the country’s hottest housing markets, Ontario and B.C.<br />
<strong></strong><br />
Existing home sales tumbled nearly 30% from a peak of 521,148 in January to 378,258 in July. By comparison, sales in an average year are much flatter on a monthly basis and tend to hover between 450,000 and 500,000 consistently.<br />
<strong></strong><br />
Construction and pricing on new homes followed a similar pattern, but lagged the resale market as contractors adjusted new building to the reduced level of demand to avoid a glut of empty homes on the market.<br />
<strong></strong><br />
The market has stabilized after bottoming out in July with the most recent data showing three consecutive monthly increases since.<br />
<strong></strong><br />
Still, the first half of 2010 is going to cast a long shadow over the next year, the Canadian Real Estate Association’s chief economist Gregory Klump, making it difficult for sales in the first half of 2011 to outpace year-on-year comparisons.<br />
<strong></strong><br />
CREA projects a 4.9% slide in sales this year and nine% next year. The drop is tied to lacklustre economic and job growth, weak consumer confidence and interest rate hikes that are expected to resume next year.<br />
<strong></strong><br />
However, it said average home prices are expected to rise by 3.1% across the country this year, reaching $330,200. Next year, prices are projected to fall by 1.3% to a national average of $326,000, tied to weakness in British Columbia and Ontario.<br />

While we’re into the last month of the year, BILD is waiting on two months of data from RealNet to close the books on 2010.<br />
<strong></strong><br />
With nearly 31,000 new home sales logged so far, and with every expectation that November and December will prove to be very strong months, particularly for high-rise, I am projecting 36,000 new home sales for the GTA for 2010.<br />
<strong></strong><br />
When the final numbers are in and we look back on 2010, three trends should stand out. The first is the condo craze. Within the last decade, the share of the GTA housing market captured by high-rise has risen steadily from one quarter, which was considered normal, to a third, which was called the new normal, to more than 40 per cent (we called that The Year of the Condo), to the point today where more than half of all new home sales annually are high-rise condos.<br />
<strong></strong><br />
Secondly, the shift in high-rise sales to the 905 Regions began in earnest this year. We’re seeing more high-rise condo projects in Oakville, Brampton, Vaughan, Richmond Hill and Pickering and way more high-rise communities in Mississauga and Markham. Although we will continue to see the preponderance of condo activity in the City of Toronto, the 905 high-rise trend is definitely the way of the future under the Greater Golden Horseshoe Growth Plan.<br />
<strong></strong><br />
The third thing that will stand out loud and clear, and this point goes a long way towards explaining the first two, is the price escalation in low-rise, 905 area homes, with the RealNet price index breaking the half-million dollar threshold ($500,532) for the first-time ever just last month. Everything you learned in Economics 101 applies here – the high demand for the very low supply of low-rise housing has created disequilibrium in the market. I’ll have more to say on that in the coming weeks.<br />

<p>Ty Pennington of &#8220;Extreme Makeover: Home Edition&#8221; will be a celebrity guest presenter at the National Home Show on February 19th.  Below is a recent article from the Toronto Star.</p>

<p>Ty Pennington reckons he could beat Mike Holmes in an arm wrestle.</p>
<p>Pennington might be a tad smaller than the formidable host of <em>Holmes on Homes </em>– whose big guns are recognizable to avid HGTV viewers – but the peppy front-man of <em>Extreme Makeover: Home Edition </em>insists muscles aren&#8217;t everything.</p>
<p>&#8220;What a lot of people don&#8217;t understand about the strength of an arm is that it&#8217;s not in the muscle, it&#8217;s in the tendons,&#8221; Pennington jokes over the phone from California. &#8220;I&#8217;m scrawny, but I&#8217;ve got a lot of strength in my tendons. So yeah, I could possibly win.&#8221;</p>
<p>Pennington will be in Toronto next week. Unfortunately, he won&#8217;t be here to go arm to arm with Canada&#8217;s beefy home improvement icon.</p>
<p>Instead he&#8217;ll be a celebrity guest presenter at the National Home Show, Feb. 19-28 at the Direct Energy Centre at Exhibition Place.</p>
<p>The event will feature more than 700 home and garden specialists offering handy advice and solutions for whatever projects homeowners might be planning for this year.</p>
<p>Pennington, who is slated to appear Friday, Feb. 19 (at 2 p.m. and at 6 p.m.), will cover a variety of topics during his presentation, helping attendees to map out their very own home makeovers.</p>
<p>Among other things, he&#8217;ll talk about how to personalize a room by using your own story as a source of inspiration.</p>
<p>&#8220;It&#8217;s becoming the kind of world where you walk into a home and it looks like the same furniture that the person two doors down bought from the same place,&#8221; Pennington says.</p>
<p>&#8220;It&#8217;s really important to personalize your home, whether it&#8217;s colours or textures that define your personality, or artwork that&#8217;s made out of pieces of instruments, which says that you play music, for example.</p>
<p>&#8220;So when you walk in, you can immediately feel the people who live there.&#8221;</p>
<p>Pennington will also discuss photography and how it can help add unique touches to a space.</p>
<p>&#8220;The camera has really become my favourite tool,&#8221; he says. &#8220;It&#8217;s everything to me. I use it to shoot nature: trees, flowers; things that give me inspiration to design.</p>
<p>&#8220;It&#8217;s about human nature, too,&#8221; he adds. &#8220;You can capture a moment and a person&#8217;s expression and you can bring that into a home and it adds life.&#8221;</p>
<p>In keeping with the spirit of the times, Pennington will talk about how to incorporate green elements into a home&#8217;s design.</p>
<p>&#8220;I think all home-product manufacturers are starting to realize that sustainability is a huge thing,&#8221; he says. &#8220;Bamboo flooring, concrete countertops, recycled stones – there are so many things out there now you can put into your home that aren&#8217;t damaging to the planet.&#8221;</p>
<p>The home has become a far more important place during the economic downturn, Pennington notes.</p>
<p>&#8220;(The recession) has definitely changed the way people look at their homes. Instead of just trying to fix up kitchens and bathrooms to turn around and sell, now it&#8217;s more about how do we make this work for us as a family?</p>
<p>&#8220;It&#8217;s all about personalizing; going for the ultimate game room because you&#8217;re going to be entertaining more at home. Or converting rooms – formal dining rooms are turning into offices or into spare bedrooms because you&#8217;re bringing in extra family members.&#8221;</p>
<p>Can anybody tackle a do-it-yourself project?</p>
<p>&#8220;I think everyone has the ability to do cosmetic redesigns: colour, texture or things that go on the walls,&#8221; Pennington says.</p>
<p>&#8220;But when it comes to the major stuff like plumbing and electrical, it&#8217;s best to leave those jobs to the professionals. You might learn a lot in the process (if you DIY), but chances are you end up paying twice because you have to fix the damage you did.&#8221;</p>
<p><em> </em></p>
<p><em>Extreme Makeover: Home Edition</em>, the popular ABC reality television series in which Pennington and his crew renovate homes for families in need, is currently in its seventh season.</p>
<p>Pennington admits playing host can be emotionally and physically draining, given the amount of travel involved in taping two shows in different locations at the same time.</p>
<p>&#8220;Being able to pull this thing off is pretty remarkable,&#8221; he says. &#8220;I think you have to be cut out for it, and you have to enjoy the gypsy life, because you&#8217;re on the road 300 days of the year.</p>
<p>&#8220;You sort of have to give up your home life to make sure that other people have a home life. I mean, I don&#8217;t even have a dog.&#8221;</p>
<p>The gratification outweighs the hardships in the end, though.</p>
<p>&#8220;The best part is knowing that the work you do has changed someone&#8217;s life; that it really does make a difference,&#8221; he says. &#8220;So it&#8217;s worth putting your life on hold for a bit.&#8221;</p>
<p>Pennington has been to Toronto once before, to tape the short-lived television series <em>Wild Card</em>.</p>
<p>&#8220;I was only there for a day and a half,&#8221; he says. &#8220;It&#8217;s so awesome – I&#8217;m excited about going back. It&#8217;s like going to Europe.&#8221;</p>
<p>This last comment draws a poorly contained snicker from his interviewer.</p>
<p>&#8220;You&#8217;re laughing,&#8221; Pennington says, &#8220;but there are some aspects of it that are very &#8230; well, it&#8217;s different from the States. It&#8217;s cool.&#8221;</p>
